When it comes down to it, if someone were standing before a group of real estate agents (including you) and asked the following questions, how would you reply?

 "I'm looking to buy a home, can any of you help me put together a list of homes in my price range to look at?"

 "What if I'm interested in putting in an offer on a house?  Can any of you help me put that together?"

"If I need an agent to be there for me during settlement, to make sure everything goes smoothly.  Will you be able to do that?"

"I'm going to have to sell my current home too.  Can you market my home and bring me potential buyers?"

"I'm going to need the help of other professionals to help me with financing, an appraisal, and my closing.  Can you help me by referring some people you've worked with and would recommend?

You'd say YES, of course, wouldn't you?  Then again, so would each and every other realtor® in the group!

So WHO does the person choose?  HOW do they choose?  WHY do they choose who they do?

It comes down to what you do differently - what you do to stand out.  It's all about how you are distinguishing yourself among your peers.  To do this, you must build and maintain relationships utilizing the best-in-class tools you can.  You want your prospects and clients to believe in your success and your abilities.  You want them to believe that if they choose you, you will do a better job.  YOU are the ONE!
